New colonies will be set up on Raisen, Vidisha Road

8 suburban’s areas in city are under preparation, creating hope for the better returns from property in future

By the year 2031, Bhopal city will need housing for 35 lakh population. Talking about the recent years, many new housing projects have come up rapidly along Bawadia Kalan, Misrod, Jatkhedi along with Hoshangabad Road, Kolar Road, Vidisha Road, Raisen Road and Airport Road. To meet the housing and other needs of this growing population, there is a plan to set up 8 suburbs in Bhopal Master Plan 2031. The new master plan will have better facilities in the new settlement area along with the existing city.

Plan to set up 8 new suburbs in Master Plan 2031 - These suburbs are Bairagarh, Nevri, Old City, TT Nagar, Kolar, Hoshangabad Road, Govindpura and Bhauri. Every suburb will have facilities like market, hospital, school and college along with playground and park.

Housing projects in the proposed suburbs – In the view of Proposed Master Plan, Private developers have already come up with or are planning several residential projects in these suburbs. Under Government agencies Projects of Bhopal Development Authority are also going to come up in these Suburbs. BDA is already planning to come up with Raksha Vihar Phase 3 , Aerocity Phase 2 and Misrod road is also proposed.

Bhopal Municipal Corporation is planning to bring two projects of Housing for All Scheme (HFA) on Vidisha Road.
At present no new project is proposed by the MP Housing Board.

Residential land use in the proposed new master plan: -

Raisen Road -

In the new master plan, Kanha Saiya on Raisen Road has been described as both residential and institutional land use. The existing agricultural land up to Paradiya and Kolua Khurd villages on this road has been converted into residential. Commercial use will also be allowed if the land use is decided according to the width of the road.
The specialty of this area is the Central Academy of Police Training (CAPT) and the Indo Tibetan Border Police (ITBP) camp office on Raisen Road.

Vidisha Road -

The Bhopal Master Plan 2031 has permitted residential use of land up to Jhiriyakheda near Acharpura on Vidisha Road. Earlier this land has been allowed for residential use. Earlier this land was for agricultural use. Mix land use has been given in Bairagarh. The existing agricultural use till Jamunia Chheer on this road has been converted into residential.

Specialty of this area -

The work of Azim Premji University is going on in 50 acres in Sukhi Sewaniya. The development work of Sukhi Sewaniya station is also underway.

Other facilities being developed in the city: -

• IIIT near RGPV and National Forensic Science University will be built on 15 acres of land at Barkheda Bondar.
• An International cricket stadium, a football ground with a capacity of 10,000 and two hockey grounds will be built in the sports complex at Barkheda Nathu.
• Due to the construction of Nishatpura railway station, big colonies will be built around it. Connectivity will also increase.
• New nursing colleges are also coming on Mubarakpur bypass.
• A new industrial area will be built in Mastipura

Features of the proposed master plan: -

• Master plan proposed till 2031, 1016.90 sq km planning area
• Plan approval - under consideration before the government.
• Transit Oriented Development with Mixed Land Use and Transferable Development Rights
• Improvement in public transport with integration of Metro Rail and BRTS. There will be a relaxation to decide the land use according to the width of the road.
