To check the validity of all the registered sale deed and other registered documents related to the property, the certified copy of those documents should be taken from the sub-registrar's office. Each copy of the documents should match each page of the original document, if there is any difference in it, it will be known whether the documents are genuine or fake. By taking out the registered copy of the concerned permission from the concerned department, the validity of the document can be checked by going to the officer or department.

It is important to check that the seller is the real owner.

To know the answer whether the person from whom the land is being bought is the owner of the property or not, it is necessary to know some documents. This includes sale deed, donation letter, patta, power of attorney, diversion order, and approval map from the government, measles and documents from there. It is advisable to take the help of a lawyer in this work. The lawyer can search from the sub-registrar's office and tell who the owner of that property is. It is necessary to see the original Aadhaar card and PAN card of the seller for identification. A prominent notice should be given in the newspapers about the property being sold. All the heirs of the family should be traced regarding the ancestral property. If the property has been named or not, then in whose name it has been named, it should be checked. If needed, a succession certificate should be sought from the court.
